Who knew? House on Beacon Street (in Newton) sold.

 <-This house on Beacon Street went under agreement last week.  I have to admit it surprised me.  I was thinking it might go for about $1.3M considering this one on the same block

<-went for $1,448M in 2010.  This one is much larger and has a larger yard.  It is also in the middle of the block, not on a busy corner and has a bigger, better yard.  It is completely updated inside so condition is comparable.  But I am going to guess that the first one – 921 Beacon went for somewhere in the vicinity of asking price of $1,595.  Won’t know what it went for until it closes, so stay tuned on that.  Just goes to show that location can trump all other factors.  The buyers probably really wanted to be in the Centre village near the Mason-Rice school.  Well good news for me and my neighbors since I live in that same block! 🙂

As most of you are realizing, being walking distance to the center of one of the villages on the T or Commuter rail lines carries a premium – the ones on the T line especially.
